geometry as the Site Layout Explorer simulation — pure arithmetic, not tied to any
specific country's zoning code, illustrating the universal logic every zoning system

Method
FootprintThe buildable footprint is the smaller of the setback-limited rectangle and plot area × TAKS.
Floor areaTotal floor area = footprint × number of floors, checked against plot area × KAKS.
