A rectangular plot, real setback rules, real coverage and floor-area ratios. Change the plot size, setbacks, TAKS (site coverage) and KAKS (floor area ratio), and the number of floors — watch the buildable footprint and total floor area respond live, and see immediately whether your building fits the rules. No score, no target — just the geometry every site plan actually has to satisfy.

This is a generic setback/coverage/floor-area-ratio
geometry demonstration — pure arithmetic (areas, ratios), not tied to any
specific country's zoning code. It illustrates the universal logic every zoning system
uses in some form. For an actual Turkish TAKS/KAKS calculation with full regulatory
clause references (Planlı Alanlar İmar Yönetmeliği), use the
TAKS/KAKS calculator instead — this simulation is
for building geometric intuition, not for real compliance checking.
Method
FootprintThe buildable footprint is the smaller of (a) the setback-limited rectangle, and (b) the plot area × TAKS — whichever governs is shown.
Floor areaTotal floor area = footprint × number of floors. KAKS check compares this against plot area × KAKS.
